* **Void agreements** — Cancel an agreement at any point if circumstances change
* **Edit details** — Update agreement information without starting over
* **Request changes** — Ask for revisions at any stage of the signing process
* **Automatic email reminders** — Receiving parties get reminders at 3, 6, and 10 days if they haven't signed
* **Bounce detection** — If an email bounces, you're notified immediately and can correct the address yourself
This is a major upgrade from our previous system, giving you full visibility and control over every referral agreement.

* **Document storage** — Check scans and executed agreements stored securely
* **Disbursement history** — View all past and current transactions in one place
No more wondering when or if a check has arrived. Every step is tracked and visible to you.
You can now join General Referral before receiving your state license number. Here's how it works:
1. Sign up using your state application ID
2. We automatically check the state roster daily for your license
3. Once the state issues your license, your account is updated automatically
No more waiting for your license to arrive before you can get started. Sign up as soon as you've submitted your state application.

# Setting Up Your Account Login
Source: https://docs.generalreferral.com/knowledge-base/getting-started/account-setup-and-email-confirmation
How your General Referral login gets created — instantly during checkout, or separately with an email confirmation step
There are two ways your General Referral login (email + password) gets created. Which one you experience depends on **whether you set your password during checkout or sometime afterward**. The only practical difference is a one-time email confirmation step.
You set your password right after payment and get in immediately — no confirmation email needed.
You set up your login on its own, so we send a confirmation email you'll need to click first.
## During checkout (instant access)
When you join through [the signup flow](https://app.generalreferral.com/join) and complete payment, you'll land on a success page that prompts you to create your password.
Finish payment on the join page.
On the success page, a quick popup prompts you to set your account password (and asks an optional "How did you hear about us?" question).
Your account is confirmed automatically and you go straight to your dashboard — **no confirmation email required**.
Because your identity is already verified by your completed purchase, we confirm your email for you. You won't need to check your inbox to start.
## Setting up your login separately (email confirmation)
If you didn't set a password during checkout — for example, you're an existing member setting up online access for the first time — you'll create your login on its own. For security, this path includes a one-time email confirmation.
Use the same email address that's on your General Referral account.
We send a confirmation email from General Referral. Open it and click the confirmation link.
The link verifies your address and takes you to your dashboard.
You must click the confirmation link before you can sign in. If you skip this step, your login won't be active yet.
## Were you invited to manage a team?
If a team leader added you as a team owner or manager, you'll receive an **invitation email** with a link. Click it, set your password, and you're in — there's **no separate confirmation email** for invited team members. (See [Your Team Dashboard](/knowledge-base/team-leaders/your-team-dashboard) for what comes next.)
## Frequently asked questions
Check your spam or promotions folder first. Make sure you used the same email address that's on your General Referral account. Still nothing? [Contact support](https://app.generalreferral.com/dashboard/support) and we'll help.
Confirmation links are time-limited. If yours has expired, start the login setup again to receive a fresh link, or [reach out to support](https://app.generalreferral.com/dashboard/support).
If you set your password during checkout, we confirm your email automatically. The confirmation step only applies when you set up your login separately from a purchase.
No. You have one login. The same email and password gets you into your dashboard and, if you lead or help manage a team, the team portal.
# How will I know if my application for licensure has been approved?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/application-licensure
How to know the status of your licensure application
An automatic email confirmation will be sent to the Broker of Record and the candidate once approval is granted. You can also check the [Licensee Search](https://www-dobi.state.nj.us/DOBI_LicSearch/) feature on the DOBI website.
The candidate will be in a "Pending" status until all information submitted is reviewed and fingerprint results are cleared. Once everything is cleared, the Real Estate Commission (REC) staff will be able to approve the candidate for licensure.
# Will I need to change my license type to join General Referral?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/changing-license-type
Brief article regarding the real estate licensing law
A handful of states, like New Jersey, do have a special license type classification for referral agents.
If you're not already licensed at a referral company, we will handle transitioning your license to referral status. The state charges \$50 to change your license type, which will be calculated in the checkout. You can see the exact amount you will owe by starting the checkout [here](https://app.generalreferral.com/join).
For background, in New Jersey, recent changes in 2019 updated the law to create a second type of real estate brokerage, called "Real Estate Referral Company". As General Referral is licensed in New Jersey under the new company classification, all New Jersey licensees under General Referral are classified as "Salesperson (Referral)", consistent with the law.
We put together a brief introduction to get you up to speed with [the most important aspects of the new real estate licensing law](https://www.generalreferral.com/blog/2019/5/slwrerc-new-jersey-new-referral-license-law).
# How do I get a copy of my real estate license?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/copy-of-license
Instructions to get a copy of your license
From the [State of New Jersey website](https://www.nj.gov/dobi/division_rec/licensing/online_Instructions/pocketlicense.html):
> The real estate license for individuals and the real estate pocket card have been combined. The license now also serves as the pocket card. These new individual licenses have been reduced in size (4.36" x 2.73") to accomodate display on a digital device. If you decide to print your license, it may be printed on paper of any color or quality yet must be legible.
Find your online license here: [https://www.nj.gov/dobi/division\_rec/licensing/online\_Instructions/licSearch.html](https://www.nj.gov/dobi/division_rec/licensing/online_Instructions/licSearch.html)

# Is E&O Insurance Required for Referral Agents?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/errors-and-omissions
**Short answer: No.**
E\&O (Errors & Omissions) insurance is not required for referral agents operating under General Referral.
### Why?
All referral agreements are processed using **General Referral’s approved documentation and procedures.** As a referral agent, you are **not permitted to provide real estate services to the public.**
This means:
* You do **not** represent buyers, sellers, tenants, or landlords.
* You do **not** negotiate terms or participate in transactions.
* You do **not** create an agency relationship with members of the public.
Your role is strictly limited to **making referrals** between a client and a licensed full-service agent through your broker.
As no agency relationship is formed between you (or General Referral) and the buyer, seller, tenant, or landlord, and as you are not performing real estate brokerage services, E\&O insurance is not required.

# How to make money from referrals
Source: https://docs.generalreferral.com/knowledge-base/getting-started/make-money-from-referrals
Brief overview of how you can make more money from referrals
# Three steps guaranteed to help you earn income from referrals:
1. **Tell people what you do**
* Reach out to your sphere of influence. Tell family, friends and any other groups you have an affiliation with.
* Ask if they are considering moving in the next year.
* If so, ask if you can reach out to them to share some ways you can make the process easier.
* If so, ask who they would contact first if they are considering moving.
* Ask those people if they would be willing to reach out to you as a first step.
* If not, ask those people if they would be more willing to reach out to you as a first step if they would receive a no obligation rebate of \$500... then steadily increase that number until they are excited.
* If they don't push back on your proposal, be sure to object on their behalf... what if your wife says no? etc.
2. **Remind people what you do**
* Regularly ask the people from step one if they are considering moving in the next year.
3. **Help people do what they need to do**
* Offer to guide them through the process. Use the General Referral checklist to help them prioritize the steps they can take to improve the odds of a successful outcome.
* Introduce them to realtors well suited to handling their unique situation.
# Minimum level of car insurance
Source: https://docs.generalreferral.com/knowledge-base/getting-started/minimum-level-insurance
What minimum level of car insurance will you need?
For General Referral, there is no minimum coverage requirement!
Minimum auto insurance coverage is typically required any time you are working with the public and using your car for business purposes, but referral agents are not permitted to work with the public, other than referring them to your broker.
# What is the minimum production level required at General Referral?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/minimum-performance
Other referral agencies set minimum production standards. General Referral does not.
Our purpose is to offer referral agents simplicity, not to add to your stress.
# Can I get MLS access?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/mls-access
Not directly, but you also avoid the costs, which can run north of \$2,000 per year. That said, we know how useful the MLS can be, so if online portals, such as Zillow & RedFin, don't meet your needs, we suggest exploring how a partnership with a full-time agent can put your referral business in overdrive & provide you with indirect access to the MLS.
Full service agents stand to gain a valuable new source of business from building relationships with referral agents. It's likely that a full service agent you send referrals to will gladly setup a report that will automatically notify you of properties matching your search criteria.
# Can you share a copy of the NJ real estate rules?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/nj-real-estate-rules
For an up-to-date copy of the rules, please contact the New Jersey Real Estate Commission at [relic@dobi.nj.gov](mailto:relic@dobi.nj.gov).
# NJ Referral Agent Restrictions
Source: https://docs.generalreferral.com/knowledge-base/getting-started/nj-restrictions
Important limitations and rules for New Jersey referral agents
## Overview
In most cases, you are subject to the same rules as every other licensed agent. However, due to the "Referral Agent" license type in New Jersey, there are special limitations you need to understand.
New Jersey imposes specific restrictions on referral agents that limit certain activities. Review these carefully to ensure compliance.
## Key Restrictions
### What You CAN Do
* Refer clients to other licensed agents
* Negotiate referral fees with receiving agents
* Maintain your real estate license
* Receive referral commissions
* Work with clients to understand their needs
* Build relationships with other agents
### What You CANNOT Do
* Show properties to buyers
* List properties for sale
* Negotiate purchase/sale agreements
* Conduct open houses
* Provide market analysis services
* Handle transaction paperwork beyond referrals
These restrictions help maintain clear boundaries between referral agents and full-service agents.
## Detailed Restrictions
Referral agents must limit their activities to identifying potential clients and referring them to qualified full-service agents. You cannot:
* Provide real estate advice beyond general information
* Assist with property searches beyond initial consultation
* Participate in negotiations between buyers and sellers
* Handle contracts or legal documents
When marketing your services:
* Must clearly identify yourself as a "referral agent"
* Cannot advertise full-service real estate activities
* Business cards must include "referral agent" designation
* Cannot mislead clients about your service limitations
* Can only earn commission from referral fees
* Cannot earn commission from direct sales transactions
* Must work through licensed brokers for all referrals
* Cannot handle escrow or trust funds

## Frequently Asked Questions
No, you must refer even family members to licensed full-service agents. However, you can earn a referral fee from their transactions.
Provide general market information only. For specific advice about properties, values, or transactions, refer them to a full-service agent.
While not prohibited, your role ends at the referral. The receiving agent handles all transaction activities including closings.
Violations can result in license discipline, fines, or license revocation. Always err on the side of caution and refer activities to full-service agents.

# I just passed my real estate exam, what do I need to join?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/passed-exam
General Referral is a great option for new agents looking for an introduction to the business and a low cost alternative to hanging their license at a full service broker.
Once you've completed your pre-licensure coursework, New Jersey requires that you pass the state licensing exam and find a broker sponsor within one year of your class completion. GR can be your sponsor, even with a tight deadline.
Additional steps you will need to take include uploading the following from your account after you've signed up:
1. Copy of U.S. government issued photo ID (state or federal)
2. Copy of your exam pass notice
You'll find the upload tool on the signup success page once you create your account, and afterwards right on your [member dashboard](https://app.generalreferral.com/dashboard) until your documents are approved — see [Requirements After Passing Your Exam](/knowledge-base/getting-started/requirements-after-exam) for details.
After sign up, ensure your [fingerprints](https://www.state.nj.us/dobi/division_rec/licensing/fingerprint.html) are complete. General Referral does not need confirmation of your fingerprint status. Questions on fingerprints and any other licensing questions should be directed to the state of New Jersey:

# Requirements After Passing Your Exam
Source: https://docs.generalreferral.com/knowledge-base/getting-started/requirements-after-exam
What new licensees need to do after passing the real estate exam
General Referral is a great option for new agents looking for an introduction to the business and a low-cost alternative to hanging their license at a full-service broker.
**Time Sensitive:** After completing your pre-licensure coursework, New Jersey requires that you pass the state licensing exam and find a broker sponsor within one year of your class completion.
## Timeline Overview
Successfully complete the New Jersey real estate licensing exam
Complete our online application process
Upload the documentation listed below from your account
Arrange for required background check
State processes your application with General Referral as sponsor
## Required Documents
After signing up with General Referral, you'll upload your documents directly from your account — no emailing required:
After checkout you'll land on the signup success page. Create your account (or sign in) to upload your documents right there.
Not ready at checkout? Sign in later at [app.generalreferral.com/dashboard](https://app.generalreferral.com/dashboard) — while documents are still needed, the upload tool appears right on your dashboard, with a reminder banner whenever something still needs your attention.
Upload a PDF, JPG, or PNG (max 10MB per file) for each required document. You can also attach any additional documents you'd like to share.
Our team reviews each document and emails you the outcome. If something can't be accepted (for example, a blurry photo), you'll get the reason and can upload a corrected copy from the same place.
### Government-Issued Photo ID
* State driver's license, OR
* Federal government ID, OR
* Valid passport
Must be current and clearly show your photo and information
### Copy of Exam Pass Notice
* Official notification from testing center
* Shows your name and pass status
* Includes exam date and score (if provided)
* Must be legible copy or scan
### Tracking Your Document Status
The upload tool shows each required document as **Outstanding**, **Pending review**, **Approved**, or **Rejected** (with the reason), so you always know what's left to do. Your dashboard also shows a reminder banner whenever a document still needs your action — it disappears on its own once you've uploaded. When both required documents are approved, you'll receive a confirmation email and no further document action is needed.
If you run into trouble uploading, you can still email your documents to [support@generalreferral.com](mailto:support@generalreferral.com) and we'll take care of them.
## Fingerprinting Requirements
**Critical Step:** You must complete fingerprinting as part of the licensing process. General Referral does not need confirmation of your fingerprint status - this is handled directly with the state.
### Fingerprinting Process:
1. **Schedule Appointment**: Use the [state's fingerprint portal](https://www.state.nj.us/dobi/division_rec/licensing/fingerprint.html)
2. **Attend Appointment**: Bring required identification
3. **Pay Required Fees**: Typically \$50-75 for processing
4. **Results Processing**: State receives results automatically

# Do you restrict where I can send my referrals?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/restrictions-with-sending-referrals
No, we do not restrict where you can send your referrals.
We encourage developing relationships with third-party brokers and salespeople. Many of our competitors impose restrictions that can lead to a loss of trust and business.
If you are new to the business and need help finding a qualified agent to work with, we have a network of professional agents we can introduce you to.
# When do I get charged?
Source: https://docs.generalreferral.com/knowledge-base/getting-started/when-do-i-get-charged
> ### **You will be charged:**
>
> 1. Upon initial signup
> 2. Upon your membership anniversary
> 3. Upon your state license renewal (biennial in New Jersey)
Members will receive emailed invoice notifications in advance and a receipt for all payments received.
> ### **Membership Plans**
>
> When you initially complete the GR signup process, we immediately make a non-refundable charge to your payment method for all Plan and State fees calculated. If, for any reason, you are unable to forward any documents required for transferring your license, including terminating your license with your prior broker, this will not impact your member anniversary date.
> ### **State Fees**
>
> Upon signup, we calculate your state fees based on the information you provide. Initial fees often include a license transfer fee payable to the state by General Referral.
>
> Based on your circumstances, you may also see fees for license type change, license reactivation or license renewal. Consistent with regulations, real estate agents are typically charged a license renewal fee of a set amount on a regular basis.
>
> We pay the state on your behalf once the fees are collected. You may incur a small processing fee for the state fees to cover the cost of the transaction.

# How do I cancel my plan with General Referral?
Source: https://docs.generalreferral.com/knowledge-base/membership-management/cancel-plan
## How to Cancel Your Subscription
Follow these simple steps to cancel your subscription:
1. **Sign in** to your account.
2. In the sidebar, **click your name**.
3. From the dropdown menu, select **Billing**.
4. In the Billing section, choose **Cancel Subscription** and follow the prompts.
If you run into any issues, contact support for assistance.
## **To Release Your License**
Once your plan has been cancelled, you will need to [send an email](https://app.generalreferral.com/dashboard/support) requesting that we release your license. Within ten business days (usually much faster), your license will be released to the State of New Jersey and will appear as inactive until you join a broker. We will send you a notification once this step is complete.
Confirmation of your license status can be obtained using the state's license lookup portal: [https://www.state.nj.us/dobi/division\_rec/licensing/online\_Instructions/licSearch.html](https://www.state.nj.us/dobi/division_rec/licensing/online_Instructions/licSearch.html)
Once your license has been released, it usually takes 24 hours before the state portal is updated.
## **Commission Distribution After Cancellation**
Per the terms of your [independent contractor agreement](https://www.generalreferral.com/ica), upon cancellation of your membership or termination of your license affiliation with General Referral, you will be compensated as follows:
**Post-Termination Commission Split**
* Associates are entitled to **50% of the gross commission** received by GR on the **first completed transaction** for each fully executed referral agreement that was in place before termination
* Associates receive **0% commission on any subsequent transactions** from those same referrals
**Important Notes**
* This 50% is calculated after deducting any applicable expenses, fees, and co-brokerage commissions
* The commission rate that applies is the one in effect when the referral was initially submitted and approved by GR (or when first contact was made with the prospective customer, whichever came first)
* GR is not liable for any commissions that cannot be collected
* Commission disbursement still requires completion of all standard requirements (referral form, transaction closing confirmation, disbursement form, and available funds)
This structure ensures agents receive compensation for referrals they initiated while active, even after choosing to cancel their agreement, though ongoing benefits from those relationships remain with GR.

# Refer an Agent — Give $20, Earn $20
Source: https://docs.generalreferral.com/knowledge-base/membership-management/refer-an-agent
Share your personal referral link — the agent who joins General Referral through it gets \$20 off their first invoice, and you earn a \$20 credit toward a future membership renewal.
**We're rolling this program out to select agents.** If you're interested in joining
the affiliate program — earning membership-renewal credits for referring other agents
to join General Referral — reach out by email at
[support@generalreferral.com](mailto:support@generalreferral.com) or by text at
[201-263-4460](sms:+12012634460). This is an experiment, and we're looking for agents
willing to try it and share feedback.
Know another real estate agent who'd be a good fit for General Referral? Share your
personal referral link. When they join through it, **they get \$20 off their first
invoice and you earn a \$20 credit toward a future membership renewal** — with no limit
on how many agents you can refer.
This is an **agent-to-agent** program: you're inviting other licensed real estate
agents to *join General Referral* for the first time. It's separate from
[submitting a client referral to another agent](/knowledge-base/referral-transactions/how-to-submit-referral)
to earn a commission — that's a different process entirely.
The reward is for bringing **new** agents to General Referral. A **reactivating**
member — someone rejoining after previously cancelling — isn't eligible: they don't
get the \$20 off, and you don't earn the \$20 credit for referring them. See
[the rules](#the-rules) below.
## How it works
Every active member has a personal referral link on the dashboard, in the
**Referral Link** card. It looks like
`https://app.generalreferral.com/join?r=YOURCODE`.
Send it to a colleague who's thinking about hanging their license to earn
referral income. They use your link to start their sign-up.
The new agent signs up and their license transfers to (or is held at) General
Referral. They get **\$20 off their first invoice** automatically.
Once that agent has joined and onboarded, a **\$20 credit** is set aside for you
and applied to your **next membership renewal**.
## Find and copy your referral link
Your referral link lives on your dashboard in the **Referral Link** card. Open
[your dashboard](https://app.generalreferral.com/dashboard), find the card, and use the
copy button to grab your link — then paste it into a text, email, or social post.
Your link works anywhere you can paste text — a one-on-one message is usually the most
effective, but it's just as valid in an email signature, a social post, or a group chat.
## What each side gets
**\$20 off their first invoice**, applied automatically when they sign up through
your link.
**A \$20 credit** toward a future membership renewal — earned once the agent you
referred has joined and onboarded.
## When your \$20 credit appears (and why it's deferred)
Your credit is **not** applied the moment you share your link or the moment someone
clicks it. It's earned only after the agent you referred has **actually joined and their
license has transferred to / is held at General Referral** (onboarded). This protects the
program: the credit is tied to a real agent actually coming aboard, not just a click.
The agent who used your link completes sign-up and their license is held at General
Referral.
A \$20 credit is reserved on your account, plan-only (see below).
At your next membership renewal, the credit reduces that renewal charge — you don't
have to do anything to redeem it.
The credit reduces a **future renewal**, not your current balance, and it isn't paid
out as cash.
## The rules
The reward is for bringing an agent who is **new** to General Referral. If the agent
who joins through your link is **reactivating** — a former member rejoining after
previously cancelling — neither side earns the reward: they don't get the \$20 off
their first invoice, and **you don't earn the \$20 credit** for referring them. The
same is true in reverse: if **you** are the one rejoining, using another member's
link won't earn either of you the reward.
Each \$20 credit reduces your **membership renewal charge** only. It never reduces
**state licensing fees** — those are set by the state, not by General Referral, and
aren't discountable.
Refer as many agents as you like. **Each** agent who joins and onboards through your
link earns **another \$20** toward a future renewal.
At renewal, the largest amount of credit that fits your membership charge is applied,
and any **remainder carries forward** to your next renewal. (Because credits are
plan-only, they're never applied to state fees.)
If the agent you referred enters a **different** promo code at checkout, the \$20
referral discount won't *also* apply — only one code is honored per sign-up. To make
sure your referral counts, have them join through your link **without** entering
another code.
## Frequently asked questions
After the agent you referred actually **joins and onboards** (their license transfers
to / is held at General Referral). The \$20 is then applied as a credit to your
**next membership renewal** — it isn't an immediate credit, and it isn't paid as cash.
Yes — there's **no cap**. Every agent who joins and onboards through your link earns
you another \$20 toward a future renewal. If you earn more credit than a single
renewal charge, the remainder carries to the next one.
No. Referral credits are **plan-only** — they reduce your General Referral membership
renewal, never state licensing fees.
**\$20 off their first invoice**, applied automatically when they sign up through your
link.
Only one discount applies per sign-up. If they enter another code at checkout, the
\$20 referral discount won't also apply. Have them join through your link without
entering another code so your referral is credited.
The reward is for **new** agents only. If the person who joins through your link is a
returning member **reactivating** their membership, the \$20-off and your \$20 credit
don't apply. (The same goes if you're the one rejoining — a reactivating agent can't
trigger a referral reward on either side.)
No. This program is about inviting **other agents to join General Referral**. Sending
a **client** referral to another agent for a commission is a separate process — see
[How to submit a referral](/knowledge-base/referral-transactions/how-to-submit-referral).

# Can I refer myself?
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/can-i-refer-myself
Absolutely! It's one of the best reasons for keeping your license as a referral agent. If you or your immediate family move just once every ten years, it can more than cover the cost of holding your license as a referral agent. Whether renting, purchasing or selling, you save money by referring yourself.
You get the same great deal as any other referral you complete while licensed with General Referral: 100% commission (less our fixed transaction fee), negotiate the best referral fee you can get and choose any agent you are comfortable with.
In addition to the other benefits of referring yourself, you should keep an eye open for opportunities to use your license to help friends and family move.
# How to Change a Referral Agreement
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/change-referral-agreement
## Some referral agreements that have been sent and/or fully executed by SignWell may need to be changed due to an error or a change in the agreement.
Here's what to do in each situation:
**If the agreement has been sent for signature and you need to fix a receiving agent's or broker's name or email, you can update it yourself — no need to contact the office:**
1. Open the referral agreement from your [dashboard](https://app.generalreferral.com/dashboard).
2. Click **Update Recipients**.
3. Correct the **name** and/or **email** of the receiving agent and/or broker, then click **Update Recipients**. A fresh signing invitation is sent to the updated recipient automatically.
You can only update a party who **hasn't signed yet**. Once someone has signed, their name and email are locked ("Already signed — cannot change"). To change details for a party who has already signed, follow the steps under **Incomplete Agreement** to void and start over.
**To change a fully executed agreement you need to:**
* [Complete a new referral agreement on our website](https://app.generalreferral.com/kb/referral-transactions/how-to-submit-referral)
* \*\*Insert the following note in the "Notes" section: \*\**This agreement shall override and replace the previous agreement, dated \[insert date of previous agreement] for the named client(s).*
**If the referral agreement was sent, but not fully executed, and you need to make a change other than a recipient's name or email:**
* Notify the office to void the old agreement by [emailing us](https://app.generalreferral.com/dashboard/support)
# How to Obtain a Copy of a Referral Agreement
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/copy-of-referral-agreement
Referral agreements sent with SignWell are automatically emailed to all parties upon completion.
The agreement is sent as a PDF attachment to the email address you provided when you submitted the referral.
If the referral agreement was sent, but you did not receive a fully executed copy, it's likely the agreement was not signed by all parties. It's important that you contact the receiving agent to ensure they received the signature request. If not, the agreement was likely sent to the wrong email address and you will need to recreate and resend the agreement.

# How to Make a Referral
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/how-to-make-referral
The following high level overview will put you on the right track to earn your first referral commission!
1. **Choose a partner agent**. Every agent loves referrals, so finding one to take your customers will be easy. The challenge is [finding a good agent](https://app.generalreferral.com/kb/referral-transactions/who-receives-referral) to take your customers. If you don't know where to start, we're happy to introduce you to high quality agents we know in your local market.
2. **Get the word out**. Someone in your sphere of influence is likely moving this year. Keep your ears open, share advice about choosing an agent on social media, and remember to speak up and offer your services.
3. **Customer intake**. Ask questions and listen, listen, listen. The more you know about your potential customers' goals, timeline, and parameters, the better you will do at matching them with an agent. See the attached sample form to get an idea about the type of information you will eventually need to collect.
4. **Making the introduction**. Once you agree on [a referral fee](https://www.generalreferral.com/blog/referral-fees) with your partner agent (a typical fee is 25%), it's time to [get the agreement in writing](https://docs.generalreferral.com/knowledge-base/referral-transactions/how-to-submit-referral). At this point, you will unmask the customer to your partner agent, and they will be responsible for helping your customer transact.
5. **Checking in**. There won't be much for you to do if your partner agent is doing a good job, but it still makes sense to check-in with your customer & partner agent every few weeks to make sure things are on track.
6. **Closing the deal**. When your deal is closed or a closing date is set, [email the office](https://app.generalreferral.com/dashboard/support). If you're not yet signed up with our payroll provider, we'll send you an invite to create a profile that includes your banking info for direct deposit.
7. **Getting paid**. When the commission check is received, we scan it and email it to you. At that point, you simply need to [process your commission disbursement](https://docs.generalreferral.com/knowledge-base/referral-transactions/how-to-get-paid). Once received, your direct deposit typically takes four business days.
# How do I set the referral fee?
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/how-to-set-referral-fee
Setting the right referral fee is crucial for maximizing your earnings while maintaining strong relationships with partner agents. Here's how to determine the appropriate fee for your referrals:
## **Understanding the Market-Based Approach**
**The fee is set by what the market will bear.** This means the referral fee should reflect the value that receiving agents are willing to pay for your qualified leads. The market determines the fee, not arbitrary percentages.
> ## **The 25% Rule of Thumb**
>
> **25% is a good rule of thumb** for most residential real estate referrals. This percentage serves as a baseline that indicates:
>
> * **Higher than 25%**: The referral is more valuable to another agent than average
> * **Lower than 25%**: The referral is less valuable to another agent than average
## **Key Factors That Influence Referral Value**
### **1. Deal Size**
The combination of total property price and commission rate significantly impacts referral value:
* Higher-priced properties typically command higher referral fees
* Properties with standard commission rates (5-6%) are more valuable than those with reduced rates
* Luxury properties often justify premium referral fees
### **2. Ease of Transaction**
The amount of labor required from the receiving agent affects value:
* **Sellers are usually easier** than buyers (less time-intensive)
* **Qualified buyers** are easier than non-qualified buyers
* Pre-approved buyers with clear criteria are highly valuable
* Motivated sellers with realistic expectations command higher fees
### **3. Future Transaction Potential**
Our standard agreement provides for all transactions that occur over a negotiated timeframe (default is two years):
* Clients likely to buy/sell multiple properties increase referral value
* Investors or families planning multiple moves are premium referrals
* Long-term relationship potential adds significant value
### **4. Local Market Conditions**
The overall state of the housing market affects referral value:
* **In a buyer's market**: Buyers have more value due to scarcity
* **In a seller's market**: Sellers may command higher fees
* Market volatility can impact perceived value
* Seasonal factors may influence fee negotiations
## **Negotiating Your Referral Fee**
### **Shop Around for the Best Deal**
**A good referral is a golden opportunity for a full-service agent.** Don't be afraid to shop your referral around to multiple agents. You are removing the uncertainty of their marketing costs, which has enormous value. Full-service agents spend significant time and money on lead generation, so a qualified referral is highly valuable to them.
### **Don't Automatically Accept the Highest Offer**
Ensure the agent is competent, professional, ethical, and experienced in the type of deal your referral is seeking. The highest fee doesn't always mean the best service for your client.
> Consider the following:
>
> * Agent's track record with similar properties
> * Their communication style and responsiveness
> * Professional reputation and ethics
> * Experience in the specific market or property type
> * Client satisfaction history
## **Best Practices for Fee Negotiation**
1. **Research local market rates** for similar referrals
2. **Present your referral professionally** with complete information
3. **Highlight the referral's value** (qualified buyer, motivated seller, etc.)
4. **Negotiate based on value**, not just percentage
5. **Consider the long-term relationship** potential
6. **Document all agreements** clearly in writing
## **When to Adjust Your Fee Expectations**
> ### **Consider Lowering Your Fee When:**
>
> * The client needs extensive hand-holding or education
> * The property type is outside the agent's expertise
> * Market conditions are challenging
> * The client has unrealistic expectations
> ### **Consider Increasing Your Fee When:**
>
> * The client is highly qualified and motivated
> * The property is in a premium market segment
> * The agent will receive significant future business
> * The transaction is straightforward and low-risk
Remember: Your referral fee should reflect the true value you're providing to the receiving agent while ensuring your client receives excellent service. Focus on building long-term relationships with quality agents who will consistently provide great service to your referrals.

## Step-by-Step Process
Go to [https://app.generalreferral.com/dashboard](https://app.generalreferral.com/dashboard)
Find the "Submit a Referral" button in your member dashboard
Choose whether you've already selected a receiving agent:
* **Yes** - Proceed to enter agent details
* **No** - Review our guide on [finding a referral partner](/knowledge-base/referral-transactions/who-receives-referral) or let us find an agent for you
Referrals placed by GR are capped at 20% commission.
If you selected "Yes", provide:
* Receiving agent name and contact info
* Receiving manager name and contact info
If the receiving agent and manager are the same person, leave the receiving agent field blank.
Fill in all required information about:
* Client details
* Property location
* Transaction type (buy/sell)
* Referral fee percentage
Review and submit. All parties will receive the agreement for electronic signature.
## Information You'll Need
Before starting, gather the following information:
* Full name(s)
* Contact phone number
* Email address
* Current address
* Property preferences or listing details
* Receiving agent full name
* Agent email address
* Agent phone number
* Brokerage name
* Manager/broker contact info
* Transaction type (purchase/sale)
* Target location/market
* Estimated property value
* Desired timeline
* Negotiated referral fee percentage
## Best Practices
Always agree on the referral fee percentage with the receiving agent before submitting the agreement. [Learn about typical referral fees](https://www.generalreferral.com/blog/referral-fees).
Check with the receiving agent and manager the next business day to ensure they received the SignWell request. Quick follow-up prevents delays.
You'll automatically receive a fully executed copy via email once all parties sign. Save this for your records and for commission disbursement.
After your first referral, we'll invite you to create an account with our payroll provider for direct deposit. This streamlines future payments.
## Managing Your Referral
### After Submission
Once you submit the referral agreement:
1. **Automatic Distribution** - SignWell sends to all parties after General Referral signs it
2. **Track Signatures** - Monitor who has signed
3. **Receive Confirmation** - Get fully executed copy via email
4. **Stay Involved** - Check in periodically on transaction progress

Learn how to update or replace an agreement
## Signed on Paper? Upload the Agreement
Most agreements are signed electronically through SignWell. But if the receiving parties printed the agreement and signed it **on paper**, you can upload a scan of the signed copy instead of waiting for electronic signatures.
This option is only available **after** General Referral has signed and the agreement is out for the receiving parties' signatures — that is, while the status shows **"Awaiting Signatures."** You'll find it on the agreement's detail page.
From your dashboard, open the referral that's awaiting signatures.
On the agreement page you'll see a card titled **"Signed on paper instead?"** with an **Upload Signed Agreement** button.
Choose your file and upload it. Accepted formats are **PDF, JPG, or PNG**, up to **10 MB**.
Make sure **every required party** has signed the copy you upload — both the receiving agent and the receiving broker/manager. General Referral can't complete the agreement if a signature is missing.
Once uploaded, the status changes to **"Signed Agreement Received."** General Referral reviews the scan to confirm the signatures, then marks the agreement complete. **You'll get an email with the fully executed copy when it's done.**
Uploaded the wrong file, or have a clearer scan? While the agreement is being verified, use **Replace Upload** on the same card to swap in a better copy.
## Common Questions
Yes. Once General Referral has signed and the agreement is awaiting the receiving parties' signatures, open the agreement and use the **"Signed on paper instead?"** card to upload a scan (PDF, JPG, or PNG). We'll verify the signatures and complete the agreement — you don't need to collect electronic signatures too. See [Signed on Paper?](#signed-on-paper-upload-the-agreement) above.
For unique referral structures, [contact our support team](https://app.generalreferral.com/members) for assistance with custom agreements.
Most agreements are fully executed within 24-48 hours. Follow up if you don't receive confirmation within this timeframe. Note that agreements expire after 30 days if not fully signed. If your agreement expires, you'll need to submit a new one.
Yes, but each referral requires a separate agreement. Submit them one at a time through the portal.

If the referral agreement was sent, but you did not receive a fully executed copy, it's likely the agreement was not signed by all parties. It's important that you contact the receiving agent to ensure they received the signature request. If not, the agreement was likely sent to the wrong email address, and you will need to recreate and resend the agreement.
# How to Protect Your Referral From Being Taken
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/protect-your-referral
If you’re concerned that a receiving agent may try to work directly with your client without paying a referral fee, there are a few simple steps you can take to protect yourself.
### Recommended Best Practice
**Send a confirmation email before submitting the formal referral agreement.**\
In that email, clearly outline:
* The agreed-upon **referral fee**
* A **general description of the client** (no sensitive details needed)
* Confirmation that they agree to those terms
Getting written agreement by email provides strong protection before the formal referral is sent.
### Secondary Option
If email confirmation isn’t possible, a **verbal approval** from the receiving agent or broker is the next best option.
### Why This Matters
Most Realtor boards enforce a **code of ethics** that prohibits agents from stealing referrals. If a receiving agent violates this, they could face disciplinary action—including **loss of their license**.
Having written or verbal confirmation helps protect you and strengthens your position if an issue ever arises.

# W-9 Form Not Working in Gusto?
Source: https://docs.generalreferral.com/knowledge-base/referral-transactions/w9-not-working
If you’re having trouble completing your W-9 form in Gusto, it may be due to a delayed signup after receiving your invitation. This is a known issue and is usually quick to resolve.
If you wait too long to accept your Gusto invitation, the W-9 form can stop working. The solution is simple: **request a new invite and complete the signup right away**.
## Why This Happens
When you receive an invitation to sign up for Gusto, the link is **time-sensitive**. If too much time passes before you complete the signup:
* The invitation can partially expire
* The onboarding session may break
* The W-9 form may stop working properly
Even if the link still opens, the system behind it may no longer be valid.
## What You Might See
If this happens, you may experience:
* The W-9 form not loading
* A blank or frozen W-9 page
* An error message when submitting the form
* Being unable to move past the tax form step
## How to Fix It (Fastest Solution)
1. Stop trying to complete the current W-9 form
2. Contact our team and request a **new Gusto invitation**
3. Once you receive the new invite, **complete the signup right away**
4. Fill out the W-9 in the same session without long pauses
In most cases, this immediately fixes the issue.
## How to Avoid This in the Future
* Complete your Gusto signup **as soon as you receive the invitation**
* Avoid opening the link and coming back to it days later
* Use a standard browser like **Chrome or Edge**
* Do not use private/incognito mode when completing the W-9

**Credibility Building:**
> "I work exclusively with referrals and have a network of highly qualified agents who specialize in different markets and property types. My role is to make the perfect match for your needs."
**Qualification Start:**
> "To ensure I connect you with the best possible agent, let me ask you a few questions about your situation..."
### Online Interest
**Social Media Response:**
> "Thanks for your interest in \[specific property/area]. I specialize in connecting people with top-performing real estate agents. Would you like me to introduce you to someone who knows that market really well?"
**Information Gathering:**
> "I'd be happy to help you find the right agent for your needs. What type of property are you looking for, and what's your timeline?"
**Professional Positioning:**
> "My service takes the guesswork out of choosing an agent. I match you with someone who has the exact expertise you need, at no cost to you."
## Essential Qualification Questions
**Understanding Urgency:**
* "When are you thinking of making your move?"
* "Is there a specific date you need to be in your new home?"
* "Have you started looking at properties yet?"
* "What's driving your timeline for this move?"
**Follow-up Probes:**
* "Is this timeline flexible, or is it firm due to work/school/family?"
* "What would need to happen to move that timeline up or push it back?"
**Geographic Preferences:**
* "Which areas interest you the most?"
* "Are there specific neighborhoods you're considering?"
* "How important is proximity to \[work/schools/amenities]?"
* "Are you familiar with the area, or would you like local expertise?"
**Market Knowledge:**
* "What draws you to that particular area?"
* "Have you looked at comparable markets nearby?"
* "Are you open to exploring similar communities?"
**Specific Requirements:**
* "What features are must-haves in your new home?"
* "What's your ideal price range?"
* "Are you looking for any specific property type?"
* "What would make a property perfect for your situation?"
**Lifestyle Needs:**
* "Tell me about your family situation and needs"
* "What's most important to you in a neighborhood?"
* "Are there any deal-breakers I should know about?"
## Building Trust and Rapport
### Show Genuine Interest
**Listening Responses:**
* "That sounds important to you. Tell me more about..."
* "I can understand why that would be a priority."
* "That's a great point. How does that factor into your decision?"
**Clarifying Questions:**
* "When you say \[their words], what does that mean to you?"
* "Help me understand what 'perfect location' looks like for your family."
* "What would need to happen for this to be a successful move?"
**Note-Taking:**
> "I'm taking notes so I can match you with an agent who understands exactly what you need. This is really helpful information."
### Show Your Value
**Market Knowledge:**
> "Based on what you've shared, I'm thinking of 2-3 agents who would be perfect for your situation. They each specialize in \[specific area] and have experience with \[specific need]."
**Process Explanation:**
> "Here's what I do differently: I don't just connect you with any agent. I carefully evaluate their experience with your specific needs and make sure they're the right personality fit too."
**Success Stories:**
> "I recently helped someone in a similar situation. They were looking for \[similar need], and I connected them with an agent who \[specific result]. Would you like me to explain how that process worked?"
## Addressing Common Concerns
**"What does this cost me?"**
**Clear Answer:**
> "There's absolutely no cost to you for my referral service. Agents pay me a referral fee when the transaction closes, but that doesn't affect your costs at all. You get the benefit of my expertise in choosing an agent at no charge."
**Value Reinforcement:**
> "Think of it as having a personal consultant who knows the market and the agents. You get better service and expert guidance without any additional cost."
**"How do I know the agent will be good?"**
**Qualification Process:**
> "Great question! I personally vet every agent I work with. I look at their track record, client satisfaction, market knowledge, and communication style. I only refer agents I would use myself."
**Ongoing Support:**
> "Plus, I stay involved throughout the process. If any issues come up, you have me as your advocate to ensure you're getting the service you deserve."
**Reference Offering:**
> "I can provide references from recent clients who've worked with the agents I'm considering for you. Would that be helpful?"
**"What if I don't like the agent?"**
**Flexibility Assurance:**
> "You're not locked into anything. My goal is to make the perfect match, but if for any reason it's not working out, we'll find you someone else. Your satisfaction is what matters most."
**Selection Process:**
> "That's exactly why I spend time understanding your needs and preferences. I want to make sure the agent I recommend is someone you'll be comfortable working with throughout the entire process."
## Moving to the Next Step
### When They're Interested
**Summarize Understanding:**
> "Based on our conversation, it sounds like you're looking for \[summary of needs]. Is that accurate?"
**Agent Selection Process:**
> "I have 2-3 agents in mind who would be perfect for your situation. Let me tell you a bit about each one and see who sounds like the best fit."
**Introduction Timing:**
> "When would be a good time for me to introduce you to the agent? I typically like to do a three-way call or email introduction to get things started smoothly."
### When They're Hesitant
**Information Gathering:**
> "What other information would be helpful for you to make a decision about moving forward?"
**Timeline Respect:**
> "I understand this is a big decision. What's your ideal timeline for connecting with an agent?"
**Staying Connected:**
> "Would it be helpful if I sent you some market information for the areas you're considering? That might help you get a better feel for the market while you're thinking about it."
## Follow-Up Conversations
**Checking In:**
> "Hi \[Name], I wanted to check in and see how your conversation with \[Agent Name] went. Are they a good fit for what you're looking for?"
**Problem Resolution:**
> "Is there anything about the process so far that I can help clarify or improve?"
**Additional Support:**
> "How can I be most helpful as you move forward with your real estate search/sale?"
**Progress Monitoring:**
> "How are things progressing with \[Agent Name]? Are you getting the level of service you expected?"
**Advocacy Role:**
> "Remember, if any issues come up or you need an advocate, I'm here to help ensure you're getting great service."
**Market Updates:**
> "I saw some interesting market activity in your area. Has \[Agent Name] shared any insights about how this might affect your situation?"
## Conversation Management Tips
### Efficient Conversations
**Set Expectations:**
> "I'd love to learn about your situation so I can match you with the perfect agent. This usually takes about 10-15 minutes. Is now a good time?"
**Keep Focus:**
* Ask open-ended questions but guide the conversation
* Take notes to show you're paying attention
* Summarize key points to confirm understanding
* Move toward next steps when appropriate
### Creating Appropriate Motivation
**Market Conditions:**
> "Based on current market conditions in \[area], having the right agent is more important than ever. The best agents are busy, so I'd recommend connecting sooner rather than later."
**Seasonal Considerations:**
> "Spring/fall is the busy season, and the best agents get fully committed quickly. If your timeline is \[timeframe], we should probably connect you with someone in the next week or two."
**Quality Agents:**
> "The agents I work with are in high demand because they're so good at what they do. I want to make sure I can get you on their calendar while they still have availability."
## Professional Communication Standards
**Remember:** Every conversation is an opportunity to build your reputation. Professional, helpful communication creates referrals and repeat business.
### Key Principles:
* **Listen more than you speak** - Understand their needs fully
* **Ask clarifying questions** - Get specific details
* **Take detailed notes** - Show you care about their situation
* **Follow up promptly** - Build trust through reliability
* **Stay involved** - Be their advocate throughout the process
## Common Mistakes to Avoid
**Problem:** Pushing too hard for immediate commitment
**Solution:** Focus on understanding their needs and providing value first. Let them decide the pace.
**Problem:** Referring without understanding their real needs
**Solution:** Ask detailed questions about timeline, location, budget, and preferences before making recommendations.
**Problem:** Making guarantees you can't control
**Solution:** Be honest about what you can and cannot influence in the process.
**Success Tip:** The best referral conversations feel like consultations, not sales pitches. Position yourself as their trusted advisor who happens to know great agents.

# Onboarding: Your Logo & Colors
Source: https://docs.generalreferral.com/knowledge-base/team-leaders/branding-logo-and-colors
When your team is set up, you choose the branding your agents see — your logo and
your team color. This makes the experience feel like *your* brand, not a generic
one.
**Where your branding appears:**
* Your **branded join page** (your team's `yourteam.generalreferral.com` link),
which you share to recruit agents.
* The **portal your agents see when they log in** — your logo and color carry
through their experience.
**What you provide at onboarding:**
* A **logo** (we use a light version and a dark version so it looks right on any
background).
* A **primary color** (your brand color, used for accents and buttons).
**How to set it up or make changes:**
* Branding is configured by the General Referral team during onboarding — just send
us your logo files and color, and we'll set it up.
* To update your logo or color later, contact General Referral support and we'll
make the change for you.
> Self-service logo/color editing isn't available in the portal yet — for now,
> branding changes go through General Referral.
# Delegated Referrals
Source: https://docs.generalreferral.com/knowledge-base/team-leaders/delegated-referrals
When one of your agents has a client but wants you to choose who receives the
referral, they can **delegate it to you**. Those referrals land in your
**Referrals** page.
**How it works:**
1. Your agent starts a referral and picks **"Let my team leader choose."** They
enter the client (up to two, e.g. a couple — more go in the notes), what the
client needs, and the **agreement terms**, which are pre-filled with the
standard 25% referral fee, 24-month duration, and 10-day payment due. No
receiving agent.
2. You're notified right away (in-app and email — this alert is always on).
3. You open **Referrals → Needs your assignment** and review the client details
and the terms your agent set. The terms belong to the agent — if you'd like
different ones, contact the agent; they can update the terms right up until
you assign the referral.
4. Fill in the **receiving agent and manager/broker**. You can name yourself in
either or both roles.
5. Once you assign it, the referral enters General Referral's normal review and
signing flow — and your agent is notified it's moving.
**Tracking it:**
* **Needs your assignment** — waiting on you.
* **In progress** — assigned and moving through signatures (you can see who has and
hasn't signed).
* **Completed / closed** — finished.
**Note:** You'll only see referrals that were *delegated to you* here — not every
referral your members create. If you have questions about a client, contact the
referring agent directly.
**Turning it off:** If you'd rather not receive delegated referrals, toggle
**Accept delegated referrals** off in **Settings**. The "Let my team leader
choose" option disappears for your members; anything already in your queue stays
there for you to finish.
# Notifications
Source: https://docs.generalreferral.com/knowledge-base/team-leaders/notifications
Stay on top of team activity with in-app and email notifications.
**Two ways you're notified:**
* **In-app feed** — open **Notifications** in the portal. A badge on the menu shows
how many are unread; "Mark all as read" clears it. The in-app feed is always
on — every team event lands here.
* **Email** — the same alerts can also be sent to your inbox. You choose which.
**What you're notified about:**
* **A new member joins** your team
* **A member leaves** (their subscription is canceled)
* **A referral awaits your assignment** — a team member delegated a referral
for you to assign (see *Delegated Referrals*)
**Turning emails on:**
* Go to **Settings → Email Notifications**.
* Emails are **off by default** — flip on the ones you want. The toggles only
control email; the in-app feed keeps working either way.
**Note:** Some alerts are always on because they need your action — for example,
when a member sends you a referral to assign (see *Delegated Referrals*). Those
can't be turned off.
# Your Team Dashboard
Source: https://docs.generalreferral.com/knowledge-base/team-leaders/your-team-dashboard
Your dashboard is the home screen of your team portal. It gives you an at-a-glance
view of how your team is growing.
**What you'll see:**
* **Active members** — the number of agents on your team with an active subscription.
* **New this month** — how many agents joined since the start of the current month.
**Tips:**
* The dashboard updates automatically as agents join — there's nothing to refresh
or maintain.
* For a member-by-member breakdown (including who has an active vs. canceled
subscription), open the **Roster**.
If your member count looks off, check the Roster first — it's the source of truth
for who's on your team.
# Your Team Roster
Source: https://docs.generalreferral.com/knowledge-base/team-leaders/your-team-roster
The Roster lists every agent on your team and how they're doing. Open it from the
team portal.
**Each agent shows:**
* **Name** and **Email**
* **Joined** date
* **Attribution** — how they joined your team (e.g. Subdomain, Invitation,
Admin, Migrated)
* **Status** — **Active** or **Canceled** (whether their General Referral
subscription is current)
**What you can do:**
* **Sort** any column by clicking its header (click again to reverse).
* **Search** by name or email to quickly find someone.
* **Export CSV** to download the full roster for your own records.
**Good to know:**
* The Roster shows membership and subscription status only — not your members'
individual commissions or private billing details.
* A **Canceled** status means that agent's subscription has lapsed; they may need
a nudge to re-enroll.
# Access Your Referrals
Source: https://docs.generalreferral.com/receiving-agents/partner-page
How agents who receive referrals from General Referral can sign in with just their email to set specialties and track their referrals
If a General Referral member has referred a client to you, you can use our free **Partner Page** to tell us what you specialize in and keep track of every referral we've sent you. There's no account to create and nothing to install — you sign in with the email address where you receive our referral agreements.
## Sign in with your email
1. Go to [app.generalreferral.com/partner](https://app.generalreferral.com/partner). If you just signed a referral agreement, you can also click **Get Referrals That Fit** on the thank-you page:
2. Enter the email address where you receive referral agreements from us, then select **Email me a sign-in code**.
3. Check your inbox for a 6-digit code and enter it. The code expires in 15 minutes and can only be used once — if it expires, just request a new one.
Use the same email address where our referral agreements arrive. Signing in with a different address won't show your referrals.
## Tell us what you specialize in
Once you're signed in, fill out your profile: your name, phone, company, the New Jersey counties you serve, and the property types you work with. When our members have a client that fits your specialties, this is how we keep you in mind.
## Track the referrals you've received
The **Your Referrals** page lists every referral sent to you through General Referral — the referral number, client, current status, key dates, and the member who referred the client. For completed referrals, you can download the fully executed agreement.
Statuses you'll see:
| Status | What it means |
| ------------------------------ | ------------------------------------------------------------------------- |
| In progress | The referral is being prepared or reviewed |
| Awaiting signatures | The agreement is out for signatures |
| Completed | Everyone has signed — you'll also receive the executed agreement by email |
| Declined / Expired / Cancelled | The agreement didn't go through |
## Questions?
If you don't see a referral you expected, or you receive agreements at more than one email address, [contact us](https://www.generalreferral.com/#contact) and we'll straighten it out.
